All garage door servicesOrlando’s heat and humidity wear doors out faster than the manufacturer’s schedule assumes. A yearly tune-up catches rust, wear and imbalance before they turn into a breakdown.

The same checklist on every door, whatever its age.
The repairs we see most often started as maintenance that got put off. A spring that needed lubrication and corrosion treatment two years ago is a spring replacement now.
Why Orlando doors wear fasterChecked for rust, fraying and wear, and the balance adjusted.
Worn rollers flagged, hardware tightened, tracks aligned, cleaned and left dry.
Rollers, hinges, bearings and springs lubricated to fight Florida rust.
Force settings, travel limits, photo-eyes and auto-reverse tested.
Weather seals checked, and you hear what’s fine and what’s coming due.
Balance: with the door closed, pull the emergency release, lift the door halfway by hand and let go. A balanced door stays put. If it drops or rises, the springs need adjusting.
Auto-reverse: lay a 2x4 flat under the door and close it. It should reverse on contact. Then wave something through the photo-eye beam as it closes.
Skip both if a spring or cable looks damaged, and call us instead.

At least once a year, more often with strong south or west sun.
Every eight to ten months, because humidity swells and shrinks the panels.
Big families and doors used as the main entrance wear faster.

You hear about it before any work, with a clear price, and you decide. These are the repairs a tune-up most often catches early.

We inspect and adjust the springs, cables, drums, rollers, hinges, tracks and seals, lubricate the moving parts, tighten the hardware, check the balance and test the opener’s force settings, sensors and auto-reverse.
Light lubrication of the rollers, hinges and springs with a garage door lubricant is fine between visits. Don’t grease the tracks. Keep them clean and dry so the rollers roll instead of slide.
Close the door, pull the emergency release, then lift the door halfway by hand and let go. A balanced door stays put. If it drops or rises, the springs need adjusting. Don’t attempt this if a spring or cable looks damaged.
Lay a 2x4 flat on the floor under the door and close it. The door should reverse when it touches the board. Also wave something through the photo-eye beam while the door closes. If it doesn’t reverse either time, call us.
Catch the wear before it becomes a breakdown. Call or book a visit and we’ll inspect, adjust and test the whole system.
